Abordare tipică pentru Neoromânescul lui Paul SMĂRĂNDESCU, vila Theodor Marinescu face apel la același bovindou masiv cu console puternice, de data aceasta duble și la aceeași friză cu motive florale, care echilibrează personalitate altfel sobră a imobilului. 

Ancadramentele simple, cioplite „curat”, în mâner de coș la parter și rectangulare la etaj, realizate pentru ferestre de mari dimensiuni contrazic întrucâtva masivitatea generală a fațadelor. Nelipsitele copertine de lemn se regăsesc și aici, cu aceeleași delicatețe și, totodată, masivitate caracteristice Neoromânescului lui Paul SMĂRĂNDESCU.

Imobilul poate fi admirat de pe trei părți, două fațade fiind aliniate la străzile perpendiculare pe Șoseaua Kiseleff.

A typical approach for Paul SMĂRĂNDESCU’s Neoromanian style, the Theodor Marinescu Villa uses the same massive bow window with powerful supports, double supports in this case, and the same floral motif frieze, which balances the otherwise sober look of the building.

The simple window frames, ‘cleanly’ cut, shaped in basket handle arches for the ground floor and rectangular for the upper floor, and fitted for large windows slightly contradict the overall heaviness of the façades. The ever-present wooden canopies can be seen here as well, with the same tenderness and, at the same time, massiveness, typical for Paul SMĂRĂNDESCU’s Neoromanian style.

The building can be seen from three different sides, as two of the façades are aligned to the streets perpendicular on Șoseaua Kiseleff.
